FIRST MAJOR SCHEME FOR AMBITIOUS NEW UK DEVELOPER

Former 80’s office building wins full approval for residential scheme.

Headed by the former development director of an existing client, Allies London have won permission for their first scheme in Reading, succeeding with an application for conversion of a recently acquired 80’s office block into residential apartments.

An application to add an additional floor and new buildings to deliver a further 43 new build apartments on the site was made in parallel, seeking to achieve maximum utilisation of the tricky site and deliver a significant number of new homes in an area of high demand.

The prominent site on Queens Road and Watlington Street demanded a scheme with outstanding design quality. A number of heritage assets in the vicinity posed a significant consideration for development of designs that were both sympathetic and realistic to housing need and commercial viability.


Having worked alongside the developer, heritage consultants and architect on previous schemes, Preconstruct were invited onto the team to provide expert input into the Visual Impact Assessment and produce AVR Verified Views.

With a challenging program, the group of designers and consultants established a swift and effective understanding and communications workflow. Our team arranged completion of all overhead work in a condensed timeframe, feeding information to the wider team to help inform design review and development, which allowed swifter resolutions and more effective pre-app dialogue with Reading Borough Council and consultees.

Resolution to approve was provided by committee in October 2018.
